Does a FSBO house owner really pay a buyer's agent ... - Zillow ...

Usually, when we find a house for sale by owner, we ask the owner if he is willing to cooperate with the buyer and the buyer's agent....and that cooperation is in the form of compensation to the realtor paid by the seller. In rare occasions will the buyer pay the realtor.

Bear in mind that the realtor will shoulder much of the work that your realtor, if you hired one, would to do for you, which is make sure that both sides have and agree to the required disclosures, compliance with local ordinances. He will also provide explanation/guidance on who pays what for which closing costs, who pays what for city/county transfer taxes if applicable.

If you aren't willing to cooperate, then you would likely deal with an unrepresented buyer. And between the two of you, you can reach your own agreement, and hope that there are no errors and omissions in the transaction for which you may be held liable.

You could hire a real estate lawyer to help you with the transaction to protect yourselves.
